Cookies & How They Are Used
A cookie is a small string of text saved to your computer that stores information as you browse and move around the Internet. We use some cookies to monitor and improve the functionality of the website and to keep track of user preferences. Other cookies help us remember your computer, so that if the same computer comes back to a Landtrust Web Site, we recognize it. Cookies also provide information for website analytics and metrics so that we know how many users click on certain links or visit different areas of the website.
There are two types of cookies: “session” cookies, which are stored temporarily and automatically deleted when you close your Web browser, and “persistent” cookies. A persistent cookie is not deleted when the browser is closed and will stay in your browser until you delete it manually or your browser deletes it based on the cookie’s expiration period.
Browser Cookies: When you are on the Landtrust Web Site, browser cookies are placed on your computer by Landtrust as well as by third parties. Browser cookies are used by Landtrust to monitor and review the performance and content of our Web Sites and to deliver targeted advertisements after you leave the Landtrust Web Sites. We do not collect or store personal information such as names, addresses, email addresses, or telephone numbers in browser cookies.
Flash Cookies: In addition to browser cookies, we use Local Shared Objects (sometimes referred to as “Flash cookies” that are built for use with the Adobe® Flash® Player usually to help provide video content), for similar purposes such as improving Web Site presentation, analyzing the effectiveness of certain advertisements or promotions, and distinguishing one Web Site user from another. Unlike browser cookies, Flash cookies remain in your Flash Player folder until they are removed and can store more complex data.
Web Beacons: Landtrust Title Services also uses Web Beacons, clear gifs, or pixel tags to analyze advertising campaigns and Web Site traffic. Web Beacons are transparent graphic images that are part of a web page’s make-up. They record the action of a user opening an individual Web page or an email, which helps us to understand traffic patterns on our Web Site and the effectiveness of email campaigns. Web Beacons collect and store information such as your IP address; we do not collect your name, e-mail address, or telephone numbers using this technology.
How to Manage Cookies and Related Technologies
You can manage this technology, including deleting cookies, by following the directions below. In addition, under the section below titled, “Third Party Cookies,” we have provided links to instructions, where available, regarding third party opt outs. Please note that if you delete cookies or set your browser to reject cookies, you may not be able to take advantage of all of the functionality on our Web Site.
Browser Cookies: You may delete or prevent placement of browser cookies by following the instructions contained in the Help section of your browser, or for certain cookies, you may visit the Network Advertising Initiative at http://www.networkadvertising.org/managing/opt_out.asp and opt out of behavioral advertising delivered by the NAI’s member companies.
Flash Cookies: Depending on the age of your browser, you may not be able to manage Flash cookies through your browser. To delete or prevent placement of Flash cookies, visit the Adobe® Flash® Player Help site at www.adobe.com/go/settingsmanager, click on the hyperlink for “Website Privacy Settings panel” on the left hand side of the screen and follow the instructions for preventing third-party Flash content from storing data on your computer.
Web Beacons: Because Web Beacons are part of the make-up of a Web page, they are not managed through your browser the same way cookies are and cannot be deleted or refused. Some Web Beacons are used in conjunction with browser cookies, though, so that deleting or refusing browser cookies will also delete the accompanying Web Beacon. You cannot opt-out of Web Beacons used with emails.
